Managing Director | Accounting & Administration
Lee Pacheco
Mr. Pacheco leads Raintree’s operations in accounting, treasury, financial reporting and analysis, tax and capital planning, risk management, human resources and information technology.
Prior to joining Raintree, Mr. Pacheco served as senior vice president at Shea Properties, where he was responsible for strategic and business planning, including finance, accounting, information technology, human resources and investor relations. Earlier in his career, Mr. Pacheco served as regional controller and financial manager at Trammell Crow Company, responsible for finance, accounting, forecasting, treasury, information technology, construction contract review, litigation support and employee education. He also led the Quality Customer Reporting program for operations in California, Colorado, Nevada, Oregon, and Washington.
Mr. Pacheco holds a Bachelor of Science in real estate finance and business economics from the University of Southern California’s Marshall School of Business. He is a Certified Public Accountant and a member of the American Institute of CPAs.

Controller - Development
Suzanne Guzaitis
Ms. Guzaitis supports Raintree’s development group, responsible for job cost reporting, forecasting, budgeting, contract and payment application review and construction loan draws. Additionally, she prepares and distributes the company’s financial statement and reporting requirements.
Prior to joining Raintree, Ms. Guzaitis spent 14 years at Shea Properties, ending her tenure as senior controller, and at Trammell Crow Company, where she served as controller.
Ms. Guzaitis holds a Bachelor of Science in textiles and clothing from the University of California, Davis. She passed all parts of the CPA exam and is a member of Institute of Management Accountants.

Jim Reish
Mr. Reish is responsible for accounting review of a multifamily portfolio and its monthly financial reporting. He works with the various property management companies’ accounting teams to ensure accurate and timely financial reporting. Additionally, he assists asset management with the annual budget process and manages the quarterly lender reporting process.
Prior to joining Raintree, Mr. Reish was a Portfolio Controller with Steadfast Companies, handling the low-income housing portfolio as well as a REIT portfolio. Previously, he was a property controller for Argus Realty Investors and Anza Management Company.
Mr. Reish earned a Bachelor of Science in Business Administration, Finance from California State University, Long Beach.
Jim Reish

Staff Accountant
Beverley Lagese
Ms. Lagese is responsible for the processing and tracking of accounts payables, including capital expenditures payables, development payables, overhead payables, check runs and capital expenditure funding tracking. She was previously responsible for the development contracts.
Prior to joining Raintree, Ms. Lagese served as the Accounts Payable Manager at Shea Properties for eight years, where she was responsible for the processing of the property management payables, development payables, and overhead payables. Additionally, she was responsible for the check runs, vendor set ups and 1099s.
Ms. Lagese holds a Bachelor of Arts degree in Business Administration, concentration Management, from California State University, Fullerton.
Beverley Lagese

Controller
Michael Owen
Mr. Owen is responsible for the company’s portfolio-level accounting and financial reporting, working closely with the asset and property managers to ensure accurate and timely reporting for our investors. He is also responsible for the company’s quarterly and annual financial statements.
Prior to joining Raintree, Mr. Owen served as Controller at Ten-X, a commercial real estate auction platform, where he managed the corporate accounting, treasury, and financial system functions. He also served as the Director of FP&A at LNR Property Corporation, managing the strategic planning and forecasting functions for a division and a real estate fund.
Mr. Owen is a Certified Public Accountant, and holds a Bachelor’s degree in Economics from the University of California, Irvine, and an MBA from Cal Poly Pomona.

Office Manager
Linda Balmer
Ms. Balmer is responsible for providing administrative support for the Raintree executive team, coordinating office administration, and ensuring Raintree’s organizational effectiveness and efficiency.
Prior to joining Raintree, Ms. Balmer served as office manager with Shimoda Design Group, an architecture group based in Los Angeles, and with a digital marketing agency, Rhythm, in Irvine.
Ms. Balmer holds a Bachelor of Arts in Communications from California State University, Fullerton.
Linda Balmer

Senior Accountant
Laura Rivero
Ms. Rivero assists the Development Controller and our Development Team on all projects’ job cost processes and reporting. She reviews contractor payment applications, prepares loan draw packages and related requirements. She supports the Development Controller with the tax package preparation, fixed assets, depreciation, and entity legal administration, filing, tracking and related billings. Additionally, she is responsible for the accounting review and monthly financial reporting of some operating properties in our multifamily portfolio.
Prior to joining Raintree, Ms. Rivero was a Senior Accountant at Quarterra Group (fka Lennar Multifamily Communities) working in the Mountain Southwest Development Division, handling development and operating properties. She also spent time at Trinity Property Consultants handling a large multi-family portfolio.
Ms. Rivero earned a Bachelor of Science in Business Administration, Accounting from California State University, Fullerton.
